Roof installation in North Miami
New tile, metal, shingle and flat roofs for homes and buildings across North Miami & Northeast Miami-Dade, built up from a sound deck.
How a new roof goes on
A new roof is built from the deck up
Most of what makes a roof last in South Florida is out of sight once the job is done. The plywood deck has to be sound and fastened, the underlayment has to cover all of it, and the flashing at each edge, valley, wall and pipe has to be in place before the first tile, panel or shingle goes on.
PSR Roofing Company of Miami installs clay and concrete tile, standing seam metal, shingles and flat-roof systems on homes and buildings in North Miami and across North Miami & Northeast Miami-Dade. Which one fits depends on the house, the pitch of the roof, what your community association allows and how you want the roof to look.
Roofs in Florida are permitted and inspected under the Florida Building Code, and Miami-Dade County is in its High-Velocity Hurricane Zone, where roofing products need approval for that zone: a Miami-Dade NOA or a Florida Product Approval for the HVHZ. Ask us how the permit and the inspections work for your property before the work is scheduled.
What an installation covers
- A check of the roof deck, with soft or damaged sheathing replaced
- Underlayment across the whole deck
- Flashing at edges, valleys, walls and roof penetrations
- The covering: tile, metal, shingle or a flat-roof membrane
- Gutters and downspouts, when you want them with the roof
- Debris hauled away when the work is done

Choosing a roof
Questions to settle before a new roof
A few decisions shape every installation. These are the ones worth talking through first.
Material
Tile, metal, shingle or flat membrane. Each has its own weight, look and way of handling wind and rain.
Community rules
Many neighborhoods and condominium associations in North Miami and nearby have rules on roof material and color. Check them before you choose.
Permit and inspections
A new roof in Florida generally needs a permit from the city or county building department, and the work is inspected.
Wind
South Florida roofs face hurricane season every year, and Miami-Dade is in the High-Velocity Hurricane Zone. Ask how the new roof will be fastened for wind.
Drainage
Where water goes once it leaves the roof matters as much as the roof itself: gutters, downspouts and the ground below.
The existing deck
What is under an old roof is only known once it comes off. Plan for some sheathing to be replaced.
Questions
Roof installation questions
Which roofing material is best for a North Miami home?
There is no single best one. Clay and concrete tile suit many Mediterranean-style homes, standing seam metal is a strong choice for heat and wind, shingles cost less up front and flat-roof systems cover additions, porches and commercial buildings. In Miami-Dade, whichever you choose has to be approved for the High-Velocity Hurricane Zone. We will walk you through what fits your house.
Do I need a permit for a new roof?
In Florida a new roof or a replacement generally needs a permit from the local building department, and the work is inspected. Ask us how it applies to your property.
How long does a roof installation take?
It depends on the size of the roof, the material, the permit and inspection schedule and the weather. We will tell you what to expect for your roof before work starts.
Can gutters be installed with the new roof?
Yes. Gutters and downspouts can go on as part of the same job, or later as a job of their own.
Planning a new roof?
Call to talk it through, or send the details and we will get back to you to set up a visit.
